Acquisitions and Development Intern

Overview

DDG seeks a motivated self-starter to join its San Francisco acquisitions and development team to expand its mission to design and build uniquely crafted buildings that make a significant contribution to the built environment.

Responsibilities

Specific responsibilities will include (but not be limited to) the following:

 

  • Assist with all aspects of development, including: pre-development, entitlements, consultant coordination, design and construction team oversight, leasing and sales;
  • Prepare and review financial analyses for new real estate acquisitions across various property types including detailed cash flow projections, market and property due diligence, financing and partnership structuring;
  • Research and present solutions to project challenges;
  • Research and analyze any aspect of real estate development business in order to facilitate project or strategic decision making and present findings to senior management;
  • Research and analyze demographic, market, sector and property data; and
  • Assist in other special projects and assignments as they may arise.

Minimum Qualifications

  • Recently completed or currently pursuing a Bachelor’s or Master’s degree in Real Estate, Business Administration, Finance, Engineering, Architecture, or other related fields;
  • Strong interest in ground-up development in the San Francisco Bay Area;
  • Excellent quantitative, analytical, written and oral communication skills;
  • Strong work ethic and highly developed problem solving skills;
  • Ability to think creatively and contribute to meeting project goals;
  • Strong computer skills, including Microsoft Office (emphasis on Excel and Power Point) and Argus preferred;
  • Demonstrated ability to manage multiple projects concurrently; and
  • Strong attention to detail.

Construction Assistant Project Manager

Overview

DDG seeks a motivated self-starter to join its construction management team to continue and expand its mission to acquire, design, build and manage uniquely crafted buildings that make a significant contribution to the built environment.

Responsibilities

Specific responsibilities will include (but not be limited to) the following:

 

  • Assist the Construction Project Team in the daily management, supervision, coordination and completion of ground-up construction projects to meet design, cost, schedule and safety objectives;
  • Track and maintain project schedules and provide status reports to the team;
  • Verify all work is installed in a high quality manner (i.e.: plumb, level, etc.);
  • Manage procurement of assigned trade contracts;
  • Process project change orders and maintain budget updates as required;
  • Review subcontractor submittals for accuracy and completeness;
  • Administer contracts, subcontracts, purchase orders and other agreements to ensure the scope, terms and conditions are consistently and proactively being met in the field;
  • Manage punch lists and closeout process to assure timely completion; and
  • Maintain daily documentation (i.e. superintendent log, site safety log).

Minimum Qualifications

  • Minimum two years construction experience. New York City construction experience is preferred;
  • Bachelor’s degree in architecture, construction management, engineering or equal;
  • Cross over experience in design, field supervision, trades and / or hand craftsmanship a plus;
  • Design build experience a plus;
  • Attention to detail;
  • Competent with PC-based management, scheduling and spreadsheet applications. These include: Procore, Timberline Accounting Software, MS Project or Primavera, Excel and Word. BIM applications a plus and

Development Manager

Overview

DDG seeks a motivated self-starter to join its development team to continue and expand its mission to acquire, design, build and manage uniquely crafted buildings that make a significant contribution to the built environment.

Responsibilities

Specific responsibilities will include (but not be limited to) the following:

 

  • Manage all aspects of development, including: pre-development, entitlements, consultant coordination, design and construction team oversight, marketing, leasing and sales;
  • Support new development acquisitions, due diligence and project financing;
  • Develop, update and manage project schedules and budgets;
  • Manage project pro formas;
  • Assist in reviewing legal documentation and contracts for all aspects of development;
  • Prepare regular project updates to Investors;
  • Work collaboratively with project team members to set, enforce and accomplish project goals;
  • Communicate project challenges to team members; research and present solutions;
  • Review and negotiate contracts with consultants and contractors;
  • Assist in reviewing construction plans, RFIs and submittals;
  • Manage agency approval and permitting process;
  • Convene regular and ad-hoc meetings as required to meet project goals and solve challenges;
  • Research and analyze any aspect of real estate development business in order to facilitate project or strategic decision making and present findings to senior management; and
  • Maintain and enforce organization and communication across disciplines.

Minimum Qualifications

  • Bachelor’s degree in economics, finance, engineering, real estate development or related field;
  • At least five years of project management experience, with ground-up development experience in New York City preferred;
  • Ability to manage a variety of tasks within a tight time schedule;
  • Excellent quantitative, analytical, written and oral communication skills;
  • Strong computer skills, including Microsoft Office and financial modeling;
  • Strong work ethic and highly developed problem solving skills;
  • Strong attention to detail;

Construction Superintendent

Overview

DDG seeks a motivated self-starter to join its construction management team to continue and expand its mission to acquire, design, build and manage uniquely crafted buildings that make a significant contribution to the built environment.

Responsibilities

Specific responsibilities will include (but not be limited to) the following:

 

  • Management and decision-making relative to site activities, scheduling, logistics, quality control and trade employee staffing levels;
  • Supervise project trades to promote and coordinate project operations. Resolve conflicts regarding procedures, design clarifications, adequate labor and equipment and scheduling;
  • Coordinate with the Site Safety Manager to implement the site safety program to ensure subcontractor compliance. Create and maintain an environment that values safety, health and cleanliness;
  • Supervise and develop assistant superintendents, field engineers and / or interns, as assigned, including providing input on or completing performance appraisals;
  • Monitor changes, overtime and labor cost to work toward optimum productivity and cost efficiency. Work with Field and Project Management to address cost and schedule concerns;
  • Manage day-to-day field activities to ensure project milestone dates are met. Maintain short-term look-ahead schedules to assist in this effort. Develop recovery strategies to maintain the project schedule;
  • Review contracts, subcontracts, purchase orders and other agreements to ensure that the scope, terms and conditions are consistently and proactively being met;
  • Establish and maintain dimensional controls for the project including the use of third-party survey and layout personnel when appropriate;
  • Manage the punch list and project closeout process to assure timely completion; and
  • Maintain daily paperwork such as timecards, field reports and safety documentation.

Minimum Qualifications

  • At least eight to ten years experience in the New York City construction industry with a general contractor / construction manager engaged in general building and civil construction;
  • New York City residential high rise experience a plus;
  • Strong working knowledge of all building trades;
  • Prior experience implementing NYC Building Code Chapter 33 and site regulations relative to the DOB, FDNY, OSHA, DOT, DEP and others;
  • Site Safety Manager or Construction Site Fire Safety Manager License preferred; and
  • Computer proficiency.

Construction Project Manager

Overview

Responsibilities

Specific responsibilities will include (but not be limited to) the following:

 

  • The construction project manager is accountable for the daily management, supervision, coordination and completion of ground-up construction projects to meet design, cost, schedule and safety objectives;
  • In coordination with the project team, lead development of the initial schedule and budget. Update, maintain, communicate with and manage consultants, subcontractors and vendors to meet scheduling and cost constraints;
  • Work with the design team to provide cost feedback and materials research to drive project decision making to meet ownership requirements;
  • Develop, maintain and oversee the logistics and temporary facilities plan with the project Superintendent;
  • Establish and monitor administrative procedures for the project;
  • Manage trade buy-out procedures including bid list creation, scope leveling and contract negotiation. Strong scope writing and bid leveling skills required;
  • Prepare, execute and administer subcontracts;
  • Review and approve subcontractor and vendor payment applications and miscellaneous invoices;
  • Process project change orders and maintain budget updates as required;
  • Organize, direct and train junior project team members;
  • Lead regularly scheduled project meetings;
  • Manage closeout process; and
  • Actively participate on internal task forces that focus on continuous business improvement.

Minimum Qualifications

  • Bachelor’s degree in architecture, construction management, engineering or equal;
  • Minimum ten years construction experience. New York City high rise project experience is preferred;
  • Cross over experience in design, field supervision, trades and / or hand craftsmanship a plus;
  • Design build experience a plus;
  • Excellent written and verbal communications;

Construction Senior Estimator

Overview

DDG seeks a motivated self-starter to join its construction management team to continue and expand its mission to acquire, design, build and manage uniquely crafted buildings that make a significant contribution to the built environment.

Responsibilities

Specific responsibilities will include (but not be limited to) the following:

 

  • The construction senior estimator is accountable for providing estimating technical expertise required within the scope of pre-construction services to meet design, cost, schedule and safety objectives;
  • In coordination with the project team, lead pre-construction cost planning including the development of conceptual, schematic and guaranteed maximum price “GMP” cost estimates. Provide value engineering (VE) analysis as an integral part of establishing project control budgets;
  • Maintain positive client and investor relationships by providing and facilitating design feedback, cost control, and overall project team communication;
  • Organize and manage a centralized cost estimating database and a formal process to support cost estimating to ensure historical data is utilized;
  • Review plans and specifications, prepare quantity takeoffs, and solicit bids on assigned projects to deliver professional and accurate cost forecasts. Identify scope gaps and ensure appropriate accounting for such items in overall estimating package;
  • Prepare cost related reports by collecting, analyzing, and summarizing information and trends;
  • Evaluate all aspects of an estimate including insurance, bonding, and general conditions;
  • Identify and qualify new suppliers and subcontractors while maintaining healthy existing relationships;
  • Manage trade buy-out procedures including bid list creation, scope leveling and contract negotiation. Strong scope writing and bid leveling skills across all trades is required;
  • Work with the DDG design team to review and improve BIM cost estimating and constructability from 3D model data;
  • Organize, direct and train junior project team members;
  • Identify cost trends to assist management in cost reduction and process improvement efforts; and
  • Ability to prepare and manage preconstruction schedules and preliminary construction schedules a plus.

Minimum Qualifications

  • Bachelor’s degree in architecture, construction management, engineering or equal;
  • Minimum eight years direct experience in a development and/or construction management firm. New York City high rise project experience is preferred;
  • Excellent management, leadership and communication skills; and
  • Competent with PC-based estimating, scheduling and spreadsheet applications. These include: Procore, Timberline Accounting Software, MS Project, Excel and Word. BIM applications a plus.
